Self Build Plots in Wales : Derwood Court,
Llanharan, Pontyclun
The Site
Currently the site is a vacant and disused former Coal Yard and is
a classic Brownfield site as
described in National Policy. The site is located to the rear of
Bridgend Road in Llanharan immediately adjacent to Llanharan Rugby
Club.
Topographically the site is flat, well located and conveniently
placed in relation to local shops, schools and the retail
facilities offered in neighbouring Talbot Green. The site will
benefit from a new highway access and a holistic landscaping scheme
throughout the site including the frontage to the site where a
former petrol filling station is located.
Planning Position
The site currently benefits from Outline Planning Consent for
residential development (ref: 07/0716/16). The layout illustrated
with this brochure, being the approved Planning Layout, associated
with the Consent. Further Reserved Matters Applications are to be
submitted by individual Plot Developers as and when they develop
their designs.
The Proposed Development (Developers work)
The proposed development involves the preparation of seven
individual self-build plots and the
associated road infrastructure serving the development and
extending to a new highway access to the adjacent Llanharan Rugby
Club.
The development has been designed with due consideration to the
existing surrounding housing, maximising their amenity whilst
maintaining the greatest plot depths possible within the new site.
Each plot will be provided with Water, Gas, Electricity, and a
private shared pumped foul water connection.
Whilst the site provides individuals an opportunity to express
themselves, (within the limitations of their plots, and their
individual designs), the Developer and the Local Planning
Department, will have agreed a select list of bricks and roof
tiles, to ensure that the final development, has an overall
theme.
The housing layout provided within this brochure, provides for
illustrative building footprints, which are not relevant to any
particular house design. Their approximate position on site, is
however, of importance, both from a highway visibility viewpoint,
and to maintain overlooking distances, to opposite properties. Plot
developers and their architects are therefore required to work
within these approximate parameters.
Materials
As indicated above, a range of building materials will have been
chosen for the development, which will allow the new development to
compliment much of the local vernacular. These materials will
include a range of bricks, finishes and roof tiles, which will have
been specifically chosen, because they are sympathetic to the
surrounding local stone and brick buildings.
Upon purchase of a plot in Derwood Court, individual developers
will be issued with a "Development Brief", which will contain
information such as a topographic survey of the site, engineers
drawings and specifications, boundary treatments, architects site
layout plans etc.
Opportunity
'Derwood Court', provides a rare opportunity for individuals to
express themselves within the design and construction of their own
home. Plot purchasers can do this, with the comfort of a Developer
having provided both an Adoptable Highway to their plot, and
Statutory Services, (Water, Gas and Electricity) directly onto each
site. Foul Water Drainage will also be provided via a shared pumped
foul water system. Fences and hedges will be the responsibility of
the individual plot developers.

However, RR Architects are available to act for individual plot
developers, offering a bespoke design service whereby obtaining the
necessary Planning Approvals, Building Regulations Consent and
Certification of the finished building (building certification
being a requirement of the Council of Mortgage lenders).
